Masar Mawten Towers

Winner of a design competition held by Mawten Real Estate in 2014, this high-rise residential development is located along the Mecca–Jeddah Highway, offering direct access to key regional networks. The project is designed as two angled towers connected by a podium, symbolizing open doors that welcome residents and visitors. A public plaza at the entrance reinforces this gesture, enhancing the building’s presence and accessibility.
The design includes five basement levels (parking and water tanks), a mezzanine with commercial functions, and a dedicated floor for prayer areas, lounges, and a gym. Above the podium, 19 standard residential floors and two premium levels (formerly administrative) rise with expansive views. Rooftop setbacks provide outdoor terraces and additional amenities.
Setbacks, orientation, and massing were carefully planned to optimize airflow and daylight, while maintaining regulatory requirements. The final layout balances density with openness, functionality with symbolism — creating a contemporary vertical neighborhood rooted in cultural and environmental awareness.
