The project which comprises the following main components:

1. Shops (with total rentable area not less than 2,500 m2).
2. Restaurant – fast food (total rentable area not less than 500 m2 include drive through service).
3. Outdoor sitting area for (front of all shops to be able to rent not less than 900 m2).
4. Anchor store (total rentable area 2,600m2).
5. Parking area (according to regulation)

The challenge in designing this project, which overlooks two streets from two opposite sides, each at a different level, lies in balanced dealing with two different facades. Based on this challenge, many alternatives were presented and many meetings were held via means of communication with the owner’s representatives to reach the best and simplest solution that deals with a lot of sensitivity with every element of the project. The best location and level for placing the main shopping building was studied to provide ease of entry and exit, whether for visitors and their cars or for goods, with emphasis. It emphasizes the dynamism and quality of the relationship with the surrounding streets and traffic directions, in parallel with the best location for the stores, allowing them a distinctive view, open outdoor spaces, and enjoyable garden elements within a framework of safety, natural ventilation, and the required shading. The facades were treated with simplicity and consistency, along with the use of economical materials capable of withstanding weather conditions, such as local stone, sustainable paints and cladding, and the provision of advertising surfaces for banners and commercial logos.
