- Located within the Jayd Compound in Egypt’s New Administrative Capital, Jayd Commercial Mall is a five-level retail development designed to maximize commercial exposure while maintaining spatial clarity and operational flexibility. The layout includes a basement, ground floor, two upper levels, and a rooftop, with a total built-up area of over 32,000 sqm and a site coverage limited to 30%.
- One of the core design challenges was optimizing shop visibility—a key driver of retail performance. This was achieved through a tiered, terraced massing strategy that allows three levels of retail units to benefit from direct street frontage and uninterrupted sightlines. The result is a vibrant, multi-level retail promenade with strong pedestrian appeal.
- Administrative offices are located on the upper floors with dedicated vertical circulation, ensuring clear zoning between commercial and office functions. To address parking needs, a smart mechanical system was implemented in the basement, maximizing capacity while preserving the ground plane for active use.
- The mall combines efficient planning, commercial viability, and architectural presence—creating a flexible retail destination that meets both developer and tenant needs.
