- Situated between North 90 Street and a rear access road, Summit 44 takes advantage of a 3-meter level difference to introduce an additional lower level while maintaining clear visibility from both sides. The building’s depth of 102 meters allowed for a welcoming front approach and a central courtyard, dividing the mass into two volumes linked by shared services and overhead bridges. This configuration enables spatial flexibility, making the structure suitable for single or multiple tenants.
- The façades are treated according to orientation: a glazed north elevation maximizes daylight and ventilation; narrow, shaded openings face south; an external screen wall on the west reduces solar gain; and solid massing on the east conceals service areas. Materiality reinforces the project’s identity: aluminum cladding dominates the façades, while granite, marble, and textured stone define the entrances. Stainless steel shading devices double as branding surfaces, providing both environmental performance and visual character.
